What You Need to Know Before You Book
Key Colony Beach requires a 7-night minimum stay for all vacation rentals – and honestly, once you’re here, you’ll be glad for it. A 6-person maximum occupancy applies, including children.

Planning a stay of 28 days or more? A minimum 15% discount is applied to long-term bookings, subject to dates selected. Please note the discount may not apply during peak periods.

Booking & Payment – How It Works
No large fees. No confusion. Just a straightforward process so you can focus on the fun part.
Payment Schedule:
- 50% due at booking – paid securely by major credit card
- Remaining 50% due 60 days before arrival
- Booking within 60 days of arrival? Full amount is due at time of booking
Cancellation Policy:
- Standard bookings: please refer to booking terms at time of reservation
- Long-term rentals (28+ days): cancellation permitted up to 90 days before arrival
Damage Deposit:
- $1,000 damage deposit – a temporary hold placed on your verified credit card one day before arrival
Pet Deposit:
- Single Pet Deposit: $250 (non-refundable)
- Two or More Dogs: $500 deposit, of which $250 is refundable upon satisfactory inspection of the property at checkout.
